Akelius enteignen! Konsequent und sofort!

Redebeitrag der Vernetzung der Akelius-Mieter:innen auf den Auftaktkundgebungen der zweiten Unterschriften-Sammelphase der Kampagne „Deutsche Wohnen & Co. enteignen!“ am 26.2.2021

Akelius steht für all das, was auf dem Wohnungsmarkt schief läuft. Alles ist dabei: umfangreiche Steuervermeidung, uferlose Mietpreistreiberei, verschleppte Instandhaltung, sinnlose Luxusmodernisierung, großflächige Umwandlung von Miet- in Eigentumswohnung, Verkauf zu Höchstpreisen, erbarmungslose Kündigung mit brutaler Zwangsräumung und zu guter Letzt noch regelmäßige Dividendenausschüttung. Gesetze werden von Akelius standardmäßig und akrobatisch zu Ungunsten von uns Mieter:innen und zu Gunsten von Anleger:innen gedehnt, gestreckt und gestaucht, wie es gerade passt.

Dass Akelius all das machen kann, liegt an Gesetzen mit mehr Ausnahmeregelungen als echtem Mieter:innenschutz. Wir könnten jetzt hier nochmal eine Nachregelung fordern und dort eine Verschärfung. Oder wir können fordern, dass Akelius & Co. enteignet wird, radikal, konsequent und dauerhaft. Dann wäre endlich mal Ruhe im Karton. Die Wohnung wäre wieder ein Zuhause und keine Verschiebemasse. Die Wohnungssuche wäre wieder eine Entscheidung neben anderen und kein Albtraum. Die Miete würde die Instandhaltung finanzieren und nicht den fünften Porsche in der Garage eines auf Monopoly Hängengebliebenen.

Also warum machen wir das nicht?

Wir Akelius-Mieter:innen sind jedenfalls davon überzeugt, dass Enteignung – Vergesellschaftung – Selbstverwaltung die Lösung für das hausgemachte Problem Mietenwahnsinn ist. Es ist nämlich noch nicht lange her, da sah der Wohnungsmarkt anders aus. Doch dann wurde der öffentliche Wohnungsbestand Anfang der 2000er umfangreich privatisiert und verscherbelt. Nun haben wir das Problem. Aber wir haben auch die Lösung, und die heißt Akelius, Deutsche Wohnen & Co. enteignen!

Dass wir uns damit keine Zeit lassen sollten, macht auch wieder Akelius deutlich klar. Neue Mietverträge werden nur noch befristet und mit Schattenmieten ausgestellt. Wohnungen werden massenhaft umgewandelt und für bis zu 10.300 Euro pro Quadratmeter verkauft. Oder sie werden in zahlreiche neue Unterfirmen verschoben und für einen Paketverkauf an den nächsten Spekulanten vorbereitet. Vermutlich alles wieder steuervermeidend und am bezirklichen Vorkaufsrecht vorbei.

Die gegenwärtigen Eigentumsverhältnisse sind kein Naturgesetz. Grund und Boden sind Naturgüter und gehören allen Lebewesen dieser Erde gleichermaßen. Und unsere Häuser haben wir mit unserer Miete schon längst abgezahlt, mehrfach sogar. Nicht zuletzt auch deshalb fordern wir: Enteignung – Vergesellschaftung – Selbstverwaltung, jetzt!

Expropriate Akelius! Consistently and immediately!

Akelius embodies everything that is going wrong in the housing market. Every single issue is covered: massive tax avoidance, rampant rent gouging, deferred maintenance, pointless luxury modernization, large-scale conversion of rental apartments into condominiums, sale at maximum prices, merciless termination with brutal eviction and, last but not least, regular dividend payouts. By default, Akelius acrobatically stretches, squeezes laws to the disadvantage of us tenants and to the benefit of investors, just as it suits them.

The fact that Akelius can do all this is due to laws containing more exemptions than real tenants protection. We could now demand a re-regulation here and a regulatory tightening there. Or we can demand that Akelius & Co. are expropriated – radically, consistently and permanently. Then finally our houses would be homes again and not commodities to speculate with. The housing search would be again a decision among others and not a nightmare. Rent would fund maintenance, not the fifth Porsche in the garage of someone stuck playing Monopoly.

So why don’t we do this?

We Akelius tenants are convinced that expropriation – socialization – self-rule is the solution to the home-made problem of rent madness. It was not long ago that the housing market looked different. But then the public housing stock was extensively privatized and sold off in the early 2000s. Now we have the problem. But we also have the solution, and that solution is to expropriate Akelius, Deutsche Wohnen & Co.

The example Akelius makes it clear that we should not wait any longer to do this. New leases are only issued for limited periods and with shadow rents. Rented apartments are converted into condominiums en masse and sold for up to 10,300 Euros per square meter. Or they are moved to numerous new sub-companies and prepared for a package sale to the next speculator. Presumably again in a tax-avoiding manner and bypassing the districts‘ right of first refusal.

The current ownership structure is not a natural law. Land and ground are natural goods and belong equally to all living creatures on this earth. And we have long since paid off our houses with our rent, several times even. Not least also therefore we demand: expropriation – socialization – self-rule, now!
